processing fees. Checks or money orders must be postmarked by the 5th

Tenants are responsible for replacing light bulbs, smoke detector batteries,
keeping landlord-provided appliances clean, replacing air filters (supplied
every 60 days), maintaining drains, and routine pest control.
No. Tenants may not make repairs and deduct the cost from rent.
Basic actions such as resetting breakers or plunging a toilet are acceptable.
Any other repairs must be submitted through the Tenant Portal.
All alterations, painting, or improvements require prior written approval
from management. Unauthorized modifications may result in lease violations,
charges, or security deposit deductions.
All tenants listed on the lease remain jointly responsible unless a written
lease modification is approved by management.
Pet policies vary by property and owner approval. If allowed, pets must be
approved in advance and may require screening, a non-refundable pet fee,
monthly pet rent, and are typically limited to two pets.
Tenants may contact a locksmith at their expense.
If management assistance is required, a $75 lockout service fee will apply.
Yes. Every adult (18 years or older) who will reside in the property must
complete an application and pass screening, including credit, criminal
background, rental history, and income verification.
Standard lease terms are typically twelve (12) months.
Shorter lease terms may be available for select properties with owner approval.
