Tenant Frequently Asked Questions

Rent is due on the 1st of each month. Rent is considered late after the 5th. If payment is not received, a three-day notice may be issued in accordance with Florida law.
Contact our office immediately at 407-984-5331 or help@blakipropertymanagement.com. We do not want to pursue eviction and may be able to discuss options when communication occurs early. Failure to communicate may result in a lease violation notice.

If you are experiencing financial hardship, the following Florida and national resources may be able to assist with rental payments:
Rent payments must be submitted through the Tenant Portal. Online bank payments are preferred. Credit card payments may include processing fees. Checks or money orders must be postmarked by the 5th to avoid late fees.
All non-emergency maintenance requests must be submitted through the Tenant Portal. This ensures proper tracking and timely response.
Emergency contact information is provided in your lease and Tenant Portal. If there is an immediate threat to life, safety, or property, call 911 first.
Emergency repairs are typically addressed within 5–8 hours. Non-essential repairs such as fencing, gutters, or cosmetic items may take up to 30 days depending on vendor availability and seasonal demand.
Tenants are responsible for replacing light bulbs, smoke detector batteries, keeping landlord-provided appliances clean, replacing air filters (supplied every 60 days), maintaining drains, and routine pest control.
No. Tenants may not make repairs and deduct the cost from rent. Basic actions such as resetting breakers or plunging a toilet are acceptable. Any other repairs must be submitted through the Tenant Portal.
All alterations, painting, or improvements require prior written approval from management. Unauthorized modifications may result in lease violations, charges, or security deposit deductions.
All tenants listed on the lease remain jointly responsible unless a written lease modification is approved by management.
Pet policies vary by property and owner approval. If allowed, pets must be approved in advance and may require screening, a non-refundable pet fee, monthly pet rent, and are typically limited to two pets.
Tenants may contact a locksmith at their expense. If management assistance is required, a $75 lockout service fee will apply.
Yes. Every adult (18 years or older) who will reside in the property must complete an application and pass screening, including credit, criminal background, rental history, and income verification.
Standard lease terms are typically twelve (12) months. Shorter lease terms may be available for select properties with owner approval.
