How Referrals Work

Commission & Payment Details

We appreciate your partnership and the trust you place in us when referring your clients.

We work closely with agent partners to connect their clients with available rental opportunities and coordinate showings, access, and leasing support as properties become available through our network and the MLS. Agents must provide a current W-9, brokerage details, and client information to our local leasing office; lockbox codes will be issued to allow you or your client to access and view available homes, and our team will handle all leasing paperwork while you receive a $300 referral fee per completed lease. Once the resident has moved in, the payment process will begin in accordance with our payment terms. To request commission, complete the Commission Request form by entering your information and submitting a broker W-9 dated within the same calendar year as the resident’s move-in.

All payments are processed after the resident has moved into the home and paid the first full month’s rent along with all required upfront amounts, including security deposits and any applicable pet deposits outlined in the lease; payment will be issued to the broker address listed on the W-9 within 30 days of move-in and receipt of all funds, and if issued by check, please allow an additional 5–10 business days for processing and USPS delivery, or if ACH is selected as the preferred payment method on the Commission Request form, funds will be deposited directly into the designated bank account (subject to a one-time setup) and typically processed within 3–5 business days.
